MAIN JOB PURPOSE

* Oversee a successful team to effectively manage caseload in the areas of Disrepair/DMC and complex issues.
* When necessary, act as an Expert Witness.
* To lead an asset investment team to deliver the businesses annual asset investment programme, with customers put first throughout all activities.
* Ensure the effective and consistent management of contracts for asset investment and support the delivery of compliance contracts' including all other asset and estate management contracted services.
* To lead and support a team in achieving excellent customer service and operational performance through effective asset investment.
* Ensure consistent contract management, performance management and budgetary control across the projects.
* Through effective leadership, to achieve a climate of continuous learning and customer service and operational improvement.
* To be accountable for performance improvement, service development and driving asset investment decisions to ensure our housing and services meet local demand and provide value for money.

KEY RESPONSIBILITIES

* Successfully manage and reduce Disrepair/DMC caseload.
* Work with other departments to address and implement actions that will reduce cases.
* Analyse and use data intelligently and effectively to review links and improve stock condition.
* Lead an asset investment team to deliver the businesses annual asset investment programme, with the customers put first throughout all activities.
* Deliver an effective and consistent management of contracts for asset investment and support the effective delivery of compliance contracts' including all other asset and estate management contracted services.
* Manage the inter-relationships with customers and ensure resident liaison on investment plans through dedicated Resident Liaison Officer roles (delivered internally or outsourced) including Leaseholder 'local' consultation where required.
* Ensure consistent contract and contractor management, performance management and budgetary control across all work programmes.
* Work in collaboration with the Asset Strategy Team to ensure all asset investment activity and works undertaken is in accordance with the wider objectives and Quality Assurance standards of the Asset Management Directorate.
* Review and refine centrally generated proposals/plans.
* Act as local 'eyes and ears' to inform central planning function - flag up emerging priorities.
* Work with all colleagues from across the business to ensure the effective 'right first time' delivery of the annual planned works programmes.
* Deliver a customer focussed service through partnership with contractors that achieves excellent customer satisfaction and value for money.
* Ensure all contractors delivering work for the business comply with standing orders, legislative requirements and hold current details within the respective database.
* Identify any pending or proposed legislative or best practice that could be of relevance to and/or directly impact the status of the organisation.
* Ensure that complaints are thoroughly investigated, and responses are of a high quality and fully cover to all points raised.
* Adapt to the changing needs of the investment programmes and the organisation/sector in a positive and creative way, problem resolution to ensure the best outcome.
* Manage one off property surveys for disrepair, planned/project works and feed into stock condition surveying.
