MAIN JOB PURPOSE:
* An experienced Building Surveyor is required to manage fire risk assessment (FRA) remedial works across a portfolio of 11,000 social housing properties within Northamptonshire area.
* The role involves ensuring compliance with fire safety regulations, overseeing contractors, and delivering high-quality remedial works that enhance resident safety.
* Ensuring works are completed and evidenced to meet the relevant fire safety certification scheme for example FIRAS, Certifire etc.
* Contract Management of the supply chain under a JCT MT contract.
* The successful candidate will work closely with internal teams, external consultants, and contractors to ensure timely and cost-effective and robust solutions to deliver works to remedy FRA actions
KEY RESPONSIBILITIES
* Review and interpret fire risk assessments to identify necessary remedial works.
* Ensure all works comply with the Regulatory Reform (Fire Safety) Order 2005, the Building Safety Act 2022, and relevant British Standards.
* Provide technical advice on fire safety and remedial measures to internal stakeholders, contractors and colleagues.
* Develop and implement work programmes for FRA remedial actions, ensuring adherence to budgets and deadlines.
* Prepare specifications, schedules of work, and tender documentation for remedial works.
* Appoint and manage contractors, ensuring quality control and contract compliance.
* Conduct site inspections and audits to monitor progress and adherence to fire safety standards and remedy FRA actions.
* Ensure while building works are undertaken that the fire risk on the building is managed.
* Liaise with fire safety officers, asset management teams, housing officers, and residents to ensure smooth project delivery.
* Work collaboratively with external consultants, such as fire engineers, FRA's consultants, and CDM Management to achieve the best solutions.
* Provide clear updates and reports to senior management on project progress, risks, and financial status.
* To investigate technical building problems and defects, to undertake defect diagnosis / building pathology survey inspections and written reports, including budget cost and recommendations for remedial work and to provide liaison with delivery colleagues and external specialist contractors to ensure the corrective action is undertaken.
* To undertake contractual claim negotiations valuations and to negotiate variations as necessary.
* Monitor and ensure contractors are paid on time and valuations of works are produced and dealt with promptly.
* To work in Partnership with the businesses appointed contractors and partners, negotiating 'ad hoc' arrangements and ensuring that their work is carried out within corporate and directorate policies and procedures.
* Follow company procedures including finance, purchasing regulations as required to obtain tenders quotations and estimates for work packages and agreeing target costs, interim payments, and final accounts in line with JCT MW standard form of contract.
* Offer advice regarding building surveying that include but are not limited to legal disrepairs, condition surveys, proposed property alterations, improvements, extensions, environmental issues across the business as required.
