About the Role
We are currently seeking a versatile Electrical Bias Multiskilled Maintenance Technician to join our team at student accommodation sites in Kingston upon Thames. The ideal candidate will possess strong electrical skills along with the ability to handle various maintenance tasks. This role involves both reactive and planned maintenance, ensuring a safe and functional environment for our residents.
Key Responsibilities
- Reactive & Planned Maintenance: Provide initial response to maintenance requests during normal hours and participate in the on-call rota for out-of-hours emergencies. A company van is provided for site visits (excludes personal use).
- Electrical Maintenance: Replace electrical appliances, fittings, and luminaires. Conduct general LV outlet and accessory maintenance.
- Water Systems & Safety: Perform quarterly cleaning of shower heads and hoses, monthly temperature monitoring, weekly flushing of water outlets in unoccupied rooms, and quarterly RCD function tests. Address issues with domestic water supply and drainage systems.
- Fire Safety: Conduct weekly fire alarm tests and bi-annual fire door inspections, ensuring all necessary adjustments and repairs are accurately recorded.
- Building & Fabric Maintenance: Inspect and repair building fabric, furniture, fixtures, and fittings. Address minor repairs in student rooms and shared kitchen facilities.
- Mechanical Systems: Continuous monitoring and maintenance of mechanical systems, including plant rooms and fittings.
- Contractor Supervision: Oversee subcontractors' activities, ensuring work meets required standards. Assist subcontractors as needed.
- Inventory Management: Monitor and manage stock and critical spares, ensuring accurate record-keeping with the administration team.
- Documentation & Compliance: Record all maintenance activities in the Maximo Moviliser Application. Adhere to all work instructions, safe working practices, and method statements, ensuring compliance with health and safety standards.
- Facility Maintenance: Maintain cleanliness in plant rooms, workshops, and storage areas. Report any faults or issues proactively.
- Communication & Teamwork: Communicate effectively with site teams, management, and subcontractors. Support the wider maintenance team with various reactive and planned preventative maintenance (PPM) tasks.
- Safety & Training: Embrace and adhere to the Equans Safety First culture and policies. Participate in training as required to maintain and develop skills.
Qualifications & Skills
- Proven experience in electrical maintenance, with a broad understanding of general building maintenance.
- Ability to safely use hand and power tools, along with various access equipment.
- Good problem-solving skills and a proactive approach to identifying and resolving issues.
- Strong communication skills and the ability to work effectively within a team.
